Current Sedona Market Trends
2007 was not a great year in the real estate market especially after the boom of the real estate industry in 2005. It seems to have gone from really good to really bad fairly quickly. Toward the end of 2008 we were seeing signs of the bottom or the end was in sight and now the rebound was beginning.
The outcome for Sedona real estate is great! Things are looking up and homes are selling now at a better rate than last year.
So far this month, the Median Recorded Selling Price has hit levels that we haven't seen since 2003: $341,500. That's almost half of the peak in 2006. Just before the unprecedented run-up in prices of 2004-2006, 2003's MRSP was $339,000.
It would seem we have exhausted the resources for the market and things have to start moving forward from here. Buyers are starting to get back into the market and rates are averaging around %5 which is still a better deal than 2005. Even though the sales are still small, they are increasing which is a tell tale sign of things to come.
Although we're not likely to see prices levels like this again for some time and keen buyers with a long-term perspective are beginning to seize the moment.
